The average lifespan of each roofing product is dependant on wear and tear, yearly roof inspections, and roof maintenance. I always try to emphasize how important maintenance is for a roof. It is the key to maximizing the lifespan of your roof. A maintenance should be performed every 5 years or so.
We recently performed a roof maintenance on a HANDMADE tile roof in Pasadena, CA. The tiles were originally installed in 1917. That is a 93 year old roof! This homeowner knew the importance and value of performing maintenances and has prolonged the life of their roof.
Composition shingles are more affordable than tile and come in a variety of lifespan ranges (from 25 year to lifetime).
In my experience a typical shake/wood shingle roof can last 20-40 years with proper maintenance.
